AMENDED NOTICE OF FORECLOSURE SALE NORTH CAROLINA, ONSLOW COUNTY 17 SP 176 Under and by virtue of the Power of Sale contained in that certain Deed of Trust executed by JIMMY HEATH JR. and Kerri Lynn S. Dail to The Law Offices of Douglas M. Strout, Trustee, for the benefit of Mortgage Electronic Registration Systems, Inc., as nominee for Carrington Mortgage Services, LLC, dated April 30, 2014, recorded on May 1, 2014, in Deed Book 4145, Page 520, Onslow County Registry, North Carolina, conveying the after-described property to secure a Note in the original principal amount of One Hundred Forty Three Thousand Three Hundred Fifty Five and no/100 ($143,355.00) with interest thereon as set forth therein, and as modified by the certain Loan Modification Agreement recorded in Deed Book 4454, Page 6, Onslow County Registry, North Carolina, as last transferred to Carrington Mortgage Services, LLC, by assignment recorded in Deed Book 4347, Page 204, Onslow County Registry, North Carolina. Default having been made in the payment of the note thereby secured by the said Deed of Trust and the undersigned, having been substituted as Trustee in said Deed of Trust by an instrument duly recorded in the Office of the Register of Deed of Onslow County, North Carolina, and the holder of the note evidencing said indebtedness having directed that the Deed of Trust be foreclosed, the undersigned Substitute Trustee will offer for sale at the Courthouse Door in Onslow County, North Carolina, at 1:00 p.m. on July 31, 2017, and will sell to the highest bidder for cash the following described property, to wit: BEING all of Lot 3, containing 0.52 acres, as shown on that plat entitled, "Final Plat showing Allison's Way", prepared for Ronald Haywood Pittman, II, Richlands Township, Onslow County, NC, prepared by John L. Said property is commonly known as 217 Luther Banks Road, Richlands, NC 28574. Third party purchasers must pay the excise tax, pursuant to N.C.G.S. Section 105-228.30, in the amount of One Dollar ($1.00) per each Five Hundred Dollars ($500.00), or fractional part thereof, and the Clerk of Courts fee, pursuant to N.C.G.S. Section 7A-308, in the amount of Forty-Five Cents ($0.45) per each One Hundred Dollars ($100.00) or fractional part thereof or Five Hundred Dollars ($500.00), whichever is greater. A deposit of five percent (5%) of the bid, or "Seven Hundred Fifty Dollars ($750.00), whichever is greater, will be required at the time of the sale and must be in the form of certified funds.
