NOTICE OF TAX FORECLOSURE SALE Under and by virtue of an order of the District Court of Onslow County, North Carolina, made and entered in the action entitled COUNTY OF ONSLOW vs. GROUP EIGHT, LTD., and all possible assigns and successors of GROUP EIGHT, LTD., or any other person or entity claiming thereunder, et al, 16-CVD-3139, the undersigned Commissioner will on the 25th day of September, 2018, offer for sale and sell for cash, to the last and highest bidder at public auction at the courthouse door in Onslow County, North Carolina, Jacksonville, North Carolina at 12:00 o'clock, noon, the following described real property, lying and being in Swansboro Township, State and County aforesaid, and more particularly described as follows: TRACT FOUR: First Lot: All those certain tracts or parcels of land situated in Swansboro Township, Onslow County, North Carolina, and more particularly described as follows: Beginning at a point in the northern line of Lot 687 as recorded in Map Book 39, Page 34 of the Onslow County Registry; thence following the western line of that tract owned by Group Eight, Ltd. as recorded in Deed Book 1971, Page 780, N. 26-34-29 E. 680.30 feet to a point; thence leaving said line S. 76-50-32 E. 353.06 feet to a point in the eastern line of said tract; thence with said eastern line the following bearings and distances: S. 13-09-29 W. 270.74 feet; N. 72-23-22 W. 360.65 feet; S. 26-34-29 W. 450.00 feet to the northeast corner of Lot 687; thence with the northern line of said tract N. 55-05-17 W. 50.53 feet to the point and place of beginning, containing 2.745 acres. Second Lot: Beginning at the northwest corner of that tract owned by Group Eight, Ltd. as recorded in Deed Book 1971, Page 780 of the Onslow County Registry; thence from said beginning point and along the northern line of said tract S. 76-50-31 E. 260.00 feet to the northeast corner of said tract; thence along the eastern line of said tract S. 13-09-29 W. 390.08 feet to a point in said eastern line; thence leaving said line N. 76-50-32 W. 353.06 feet to a point in the western line of said tract; thence N. 26-34-29 E. 401.02 feet to the point and place of beginning containing 2.745 acres. Subject to restrictive covenants and easements of record. This conveyance is made subject to a 120 day right of redemption by the United States of America pursuant to 26 U.S.C. Section 7425 and 28 U.S.C. Section 2410. Parcel Identification Number: 037609 Any bidder must be a public utility regulated by the North Carolina Utilities Commission and apply for a Certificate of Public Convenience and Necessity pursuant to North Carolina General Statute 62-110, or be otherwise authorized by the North Carolina Utilities Commission to acquire ownership or control of public utility system plant or system assets, as required by law. The ultimately successful bidder may also be subject to a requirement to reimburse significant costs for investments made in such utility plant or system assets by the current Emergency Operator appointed by the North Carolina Utilities Commission, as may be ordered by the North Carolina Utilities Commission, in Docket W-864, Sub 11. The undersigned Commissioner makes no warranties in connection with this property and specifically disclaims any warranties as to title and habitability. This property is being sold as is, without opinion as to title or any other matter. This sale will be made subject to all outstanding city and county taxes and all local improvement assessments against the above described property not included in the judgment in the above-entitled cause. A cash deposit of 20 percent of the successful bid will be required. In addition, the successful bidder will be required, at the time the Deed is recorded to pay for recording fees and revenue stamps assessed by the Onslow County Register of Deeds.
